Gangnam Station Kolon Sporex Plan Clears Review for 38-Story Mixed-Use Complex

The Kolon Sporex site near Gangnam Station in Seocho-gu, Seoul, will be redeveloped into a mixed-use office, culture and sports facility with six basement floors, 38 above-ground floors and a height of 190 meters. Seoul said on May 14, 2026 that its 8th Urban and Architecture Joint Committee had conditionally approved revisions to the Seocho-ro district-unit plan and detailed special planning zone development plan on May 13. The site is around 1324-2 Seocho-dong, where Kolon Group has operated sports facilities such as a swimming pool and bowling alley for 50 years. Completion is targeted for 2032. The revision adds an innovative design to the plan confirmed in May 2021, using an inverted-pyramid form that reduces the lower-floor footprint and expands upper levels to secure ground-level space.
